Water Damage Herriman, UT

The stairs carried that water down to the level below, and the boxed cavity inside the stringer took a share of it with no outlet. Call and we work the flight from the top tread down.

Working a Herriman Stairwell Top Tread Down and Pulling the Water Out

Water that comes down a staircase moves the way water moves in a gutter. It runs to the low side of every tread and drops to the floor below. The flight in front of you is really two paths, and only one of them has an exit.

The stringer is the long boxed board that carries each side of a flight. Treads and risers frame into it, and the joints between them let water straight in. Nothing lets that water back out, because the cavity inside has no drain and no open end.

Why the Order of the Work Decides the Size of the Job

Order matters more on a staircase than gear does. Start at the bottom landing and every gallon lifted up top runs back down over treads already finished. We work the run from the top tread down so nothing wet crosses ground that is already clean.

The low point still comes first, because it holds the deepest water. A submersible pump sits in the standing water at the foot of the flight and moves the bulk of it out. Only then do we start up top with a narrow extraction wand and take the treads one at a time.

We work each tread at the back edge and along the nosing, where the seams sit. The wand goes into the joint above the riser so the cavity behind it gives up what it holds. By the time we reach the landing the water is out.

The threshold of a Herriman utility closet runs wet as a technician draws a wand over it, lifting the water

The same order runs through every extraction we do, on any floor of the house. Carpet and pad come off before any air moves, and access holes go in before the dehumidifier runs. Doing those out of turn costs a day, and a day on a wet flight costs material.

Origins of the Water in a Herriman Home, Whatever Let It In

Herriman is a young city in Salt Lake County, and its housing stock says what fails here. Of 16,969 homes, 9,636 went up between 2010 and 2019, and only 3.9% of them predate 1980. So the calls we get run to fittings, hoses and tanks far more than to old iron.

How long the water ran before anybody found it sets the size of the job. Some failures announce themselves the minute they start.

  • A burst or frozen pipe in an exterior wall or an unheated garage.
  • A water heater tank that dumps its whole contents at once.
  • A toilet or fixture overflow on an upper floor.
  • A sewer or drain backup at the lowest fixture in the house.

Another set runs for hours with nobody in the room: a braided supply line at a washing machine or a dishwasher letting go with the house empty, or a sump pump failing in the middle of a wet spring. Snowmelt and storm runoff come off high ground fast, and sprinkler or irrigation backflow puts clean water against a foundation on a timer, often all night. Herriman City's stormwater page covers where all of that is meant to go.

The rest run for days before anyone sees them. Ice dams work slowly, because melt refreezes at the roof edge and creeps backward beneath the shingles. A roof leak hides just as long, and it does not wait for winter. Groundwater and basement seepage push in low, where the floor meets the wall, then quit.

A swamp cooler belongs at that slow end too, even though this stock carries few of them. The evaporative cooler bolted to an older Utah roof drips down its chase into the ceiling under it, and the handful still running here let go in July. We take that water out, and when the floor is dry we hand you on to a roofer or a grading contractor.

Stringers Dry Last and the Air Goes Into the Cavity First

A wet staircase dries from the outside in, and the stringer is the last part to come around. We drill small access holes low on the risers and aim an air mover straight into the cavity. A dehumidifier runs in the same space and pulls out what that moving air lifts.

Lay-flat ducting runs out of an open crawlspace hatch in Herriman while a fan on the dirt blows into the opening

Hardwood treads get a drying mat, a flat pad that seals to the surface and lifts water up through the boards. The landing needs its own air, since it sits flat and sheds nothing.

A moisture meter settles when we stop, so we probe the treads, the stringer face and the wall behind it until the numbers hold flat. Structural drying on a stairway outlasts the same water mitigation work in an open room.

Carpet on a Stair Flight Rarely Survives, and the Pad Never Does

Stair carpet takes the worst of it, because every tread traps water at the back seam. The pad beneath it holds that water for days. So the pad leaves on the first visit, and the carpet leaves with it more often than not.

Wood does better than most people expect when we reach it early and dry it flat. Drywall and baseboard in the stairwell come off at a clean line once we find how high the water climbed. Insulation behind that wall comes out heavy and does not go back in.

  • Stair pad off every tread and the landing.
  • Wet insulation out of the stairwell wall.
  • Paper and fabric stored under the flight.

What to Carry Out of the Closet Under the Stairs

That closet is where a Herriman house keeps the things nobody has a second copy of. Get the guitar case, the file box of records and the kids' school binders onto a dry floor first. We can dry the shelves themselves.

If wet material sits long enough to smell, that is a different job. We handle mold remediation for Herriman homes only behind an independent report.

Rosecrest, Towne Center and Every Herriman Street in 84096

Herriman holds ZIP 84096 by itself, so its flood record is readable. Federal flood insurance has paid three claims on this ZIP. Those losses fall between 2003 and 2017, and the three together paid $14,071.50.

Against 16,969 homes that is a thin record. Herriman does not sit at one height either: Rosecrest stands at 5,033 feet, Towne Center at 4,820 feet, and the city figure lands at 4,985 feet. Water that leaves one street shows up on another.

Two FEMA flood zones run inside the city limits, A and AE, and AE takes in a floodway. Most of Herriman sits outside both, so the basement calls we take here usually start at a fitting. Ready.gov's flood preparedness guidance is the plain-English version of what those zone letters mean.

Herriman counts 11,070 single-family detached homes, 65.2% of everything built here, and owners hold 81.5% of the occupied units. One call settles flood cleanup after a sewage backup or a clean-water break.

Riverton, Bluffdale and South Jordan sit closest to this one, and you can see where else we drive. Everything we cover out of Salt Lake City works the same way. Call (801) 903-2904 and say how far down the flight the water reached.

Cut the Power, Close the Valve, Move the Water Out

What to do if you find water damage?

Get people and pets off the wet floor, then cut power to that level at the panel if water is anywhere near an outlet. Then get us on the phone with the location of the water and what sits directly above it. That decides what we bring through the door.

How long can a pipe stay frozen before it bursts?

There is no clock on it. A line can hold ice all night and come through fine, or split in the first hour. The ice only has to find one weak joint. The split often stays quiet until the ice melts, and that is when water turns up on a ceiling or down a stairwell.

What to do if a pipe freezes and bursts?

Close the valve feeding that branch, or the main one if the branch is not obvious. Open a low faucet so the pressure drains out of the system. Then get the water moving out early, because a stairwell drains to the level below faster than a floor.
